Terms & conditions

  1. Definitions ‘You’ and ‘Your’ mean the person making the booking and the accompanying people hiring Brodog Court. ‘Us’, ‘Our’ and ‘We’ refer to Jenny and Neil Caithness, the owners of Brodog Court.
  2. Booking Bookings are only accepted from over 18s and are only treated as definite once confirmation has been given by us in writing. By booking Brodog Court you are indicating acceptance of all the terms and conditions.
  3. Payment methods Payments can be made via cheque payable to us. We have the facility to take payment by PayPal; however, the large fees levied by them on small businesses mean that we must unfortunately make a charge of 3.5% per transaction.
  4. Payment Bookings made more than six weeks in advance, require a 20% deposit to secure the let within 7 days. The remainder of the payment should be made no later than six weeks before the beginning of the let. We reserve the right to re-let Brodog Court if full payment has not been made, in which case any deposit will be retained. Bookings made within six weeks of a let must be accompanied by payment in full.
  5. Alterations Changes to the date of let may be made more than six weeks before the original start date of the holiday. If the price between the original and the new holiday dates differs, you will be charged the greater of the two.
  6. Arrival / departure Lets normally run on a weekly basis with the change over day and arrival/departure times specified by us. Alterations to departure or arrival times will be considered but only if requested in writing in advance.
  7. Restrictions Brodog Court is strictly non-smoking. Unfortunately we cannot allow pets.
  8. Your obligations You are obliged to leave Brodog Court in an acceptably clean and tidy state. If there are any breakages you must notify us as soon as possible to ensure that we can rectify them before subsequent lets. We acknowledge that accidents happen; however, we reserve the right to charge for any significant breakages or where you have been particularly negligent. We also retain the right to charge a fee if Brodog Court has been left in an unacceptably dirty or untidy state.
  9. Right of entry You must allow us and/or workmen to enter Brodog Court at any reasonable time to carry out repairs when deemed necessary. In the case of an emergency we retain the right to enter the property without prior notification.
  10. Problems If there are any problems during the course of your stay you should bring them to our attention immediately, to give us the opportunity to rectify the situation. No subsequent claims for compensation will be entered into if this is not the case.
  11. Cancellation If you wish to cancel your holiday, we will attempt to re-let the property. If successful we will give you a refund less 10%, otherwise all payments received will be forfeited.
  12. Breaking of terms If you fail to comply with any of these terms and conditions we retain the right to refuse entry to the property or to repossess the property during your stay. In such circumstances we will treat this as a cancellation and the full price of the let will be forfeited.
  13. Circumstances beyond our control If, due to circumstances beyond our control, Brodog Court becomes unavailable, you will be notified as soon as possible and a full refund will be made. In such circumstances, we will not be liable for any further losses and no further claim will be made against us.
